Kindred will initially concentrate on single-family homes, townhomes, duplexes and small multifamily properties. Each acquisition will be evaluated for purchase price, market rent, mortgage expense, taxes, insurance, HOA expenses, repairs, vacancy, maintenance, management costs and expected cash flow. Properties that do not meet predetermined cash-flow and reserve requirements will not be acquired.
Revenue Model
The primary source of revenue will be monthly residential rental income. Secondary sources of long-term value include principal reduction, property appreciation and value created through strategic improvements. The company will maintain cash reserves rather than depending entirely on rental income to meet unexpected repairs or vacancies.
